I have a beautiful daughter, Kayla, that is 5.  I went to college for business management.  I have been researching real estate since I went to agent certification classes in 2003.  I am definitely predisposed to creative deal structure.  I am 24; and am naturally business minded(if such a thing truly exists).  I have been interested in real estate since I was a little one; too young to care about the late night infomercials.  I guess creative real estate investment was a natural course of action for me.  I have known for too long that I was being the best employee I could in order to learn to become the best employer I could.  I believe that integrity is the foundational principle of business.  I generally tend to prefer older company since most people my age don't care much for independent thought. 
My Business
My company Decision Properties has primarily been involved in deal structure thus far.  I am based out of St. Louis, MO but I do business across the U.S. (mostly from home) I am currently moving into minerals (oil, gold, diamonds, etc.)  With the way oil transactions are looking; I may have to give R.E. a slight rest.

In regards to your situation - I would ask the seller to carry back a note for the remaining 500k. In fact I would ask for 0% interest and no payments for 12 months. If its a large deal - this is fairly common. The pool of buyers is very small, and terms are a part of these deals more often then not. 

You may also want to try a local bank, call every bank in the area you can find - You might just have some luck with this. If the #'s are really that good - most banks will be glad to help.
